There’s a lot of choice out there when you’re selling your home. Not only that, each agent whether it is Online Estate Agents or a Traditional Agent seems to offer a number of optional extras and it isn’t always that easy to find exactly what you need (we know from having put the below table together!). So to make things easy for you we’ve pulled together all the information you need in one place.
The ordering of the agents is from lowest to highest based on paying the upfront fee option and a service that includes photos, a floor plan, a for sale sign, an EPC, Rightmove & Zoopla, sales progression and negotiation. If you decide you don’t need all of this, some of the agents allow you to pick and choose what you would like. If you live in London be aware that both Purple Bricks and YOPA have increased prices in this area, so take that into account when totaling up the right package for you.
Things To Consider
With reports suggesting that a whopping 75 percent of us think that estate agents fees are too high, price is, of course, one of the major aspects to take into account. One of the primary benefits of selling online is to save money. If your home is worth more than £80,000 your savings are likely to be significant (the average Legra Homes customer saves over £3,800).
2. Payment Options
It’s not just price that’s important to take into account when you compare online estate agents – it’s how those online estate agents allow you to pay, too. A lot of attention is given to first time buyers, but those trying to move up the property ladder and up-size are also facing financial worries. Many now rely on proceeds from the sale to fund their purchase, and 44 percent of us say it’s a struggle to raise the moneyto move.
For some sellers, paying an online estate agent upfront simply isn’t a viable option, which is why it’s a good idea to look at whether or not an agent offers a ‘pay later’ option. Luckily Legra Homes offer this option too.
When you look at online agents, you’ll notice that most encourage you to conduct your own viewings, while others will offer agent-escorted viewings – either for a set fee, or a fee per viewing. What’s best? That’s really up to you. It depends on your lifestyle (if you work, would you be available for viewings?), and your preferences (would you prefer to give potential buyers the personal touch?).
Some sellers don’t feel comfortable doing their own viewings and don’t have the time, where as others much prefer to do the viewings and meet their potential buyers. Buyers sometimes prefer to meet an estate agent, but this is a declining trend and generally prospective buyers see this as a fantastic opportunity to ask all the questions that really matter – What’s the area like? What are the neighbors like? Where’s the nearest school? Remember – nobody knows your home anywhere near as well as you do.
4. Negotiation And Sales Progression
All of the agents in our comparison offer sales progression & negotiation services but it’s not always included as standard. At a time when demand is far outstripping supply, many homeowners are refusing to accept lower offers, but some sellers may feel uncomfortable personally rejecting an offer directly so would prefer an agent to do this for them. Some agents will also complete in depth checks on the buyer to ensure they’re in a position to progress with the sale and give you complete peace of mind. Not all agents offer these services, so be sure to check this is included in the price (we register all prospective buyers before you receive a viewing request so you know as much as possible about them).
5. Little Extras
With many online estate agents vying to offer the best price, we’re seeing more and more ‘basic’ services being offered. No frills – these agents will simply list your property but not much more. But let’s be honest, you want a bit more bang for your buck, right? Of course! When you compare agents, look for agents that offer photographs, floor plans, listings on Rightmove and Zoopla and a ‘For Sale’ sign as standard.
There may also be a few additional extras that you’re interested in, so it’s well worth comparing the costs for these services. If your property does not have a validEnergy Performance Certificate (EPC), for example, your agent may be able to offer this . EPCs are now a legal requirement for selling, and prices range from around £60 to £90. These ‘extras’ are all ways to help take the stress out of moving house.

When you compare agents, we recommend you first decide what it is you need – Is it all about money saving? Are you unable to do the viewings so need someone else to conduct the viewings? Prioritize your needs, and then pick the right agent that works for you.
